Broseley Town Council September Consultation

Broseley Town Council is asking for your help in shaping the future development of our Town.


At the moment Broseley has a Neighbourhood Plan, a legal document that sets out the direction of development. That Plan ends in December 2027 and the town council is currently carrying out a review that will set the policies for the next version of the Plan.


Part of that review is to assess and allocate sites for development. The government has set ambitious targets to meet the undoubted need for housing and Shropshire has been given an equally ambitious target for the number of dwellings expected to be provided. Broseley will need to meet its share of that target.

Shropshire's target is for 1994 new homes per year, or nearly 40,000 new houses over the next 20 years. A simple calculation based on the 2021 census shows that the Broseley's share of that target is over 600 houses over 20 years, or around 30 houses per year.


Everyone in Broseley needs to be very clear that development will occur. Refusing to consider development is not an option.


BUT


The Broseley target is theoretical. The actual number will depend on many factors. How many houses can Broseley accommodate? Is the land available? Could schools and health services cope with the increased numbers? The Neighbourhood Plan provides an opportunity to control the process; what kind of development, where should housing be allocated and what kind of housing should be provided?


A number of sites in the Town have been put forward for housing development. These are not planning applications at this stage, but indications that the landowner would like to see the land developed. Broseley Town Council is working with planning experts to assess each site and this questionnaire allows you to contribute to that process of site assessment.


The Town Council's review has shown a real need for suitable housing, both rented and for sale. Older people in Broseley need housing to meet their needs in later life, and young people need starter homes that they can afford to rent or buy. New development often does not meet these needs and Neighbourhood Plan can help people by setting out the type of housing that developers would be expected to provide on each site.


The current Neighbourhood Plan sets out policies on the environment, design and landscape. The review is also looking at those policies to see what amendments might be required.


This questionnaire asks for your views on these matters. Please help us shape the future development of our Town.
